Everything above is computed from the FFIEC's HMDA Modified Loan/Application Register, filtered to originated, first-lien, owner-occupied principal-residence loans that were not business-purpose or reverse mortgages, in county groups of at least 5 loans. These are medians of loans that already closed, not advertised offers, and the public file contains no credit scores. A lender whose customers skew toward larger loans, stronger credit, or paying discount points will show different medians than its neighbors at identical pricing. The methodology page documents every step.

The way to compare actual offers is the Loan Estimate: every lender must give you one within 3 business days of application, on the same standardized form, and its origination charges are binding. If you have one in hand, the checker compares it against your county's figures in your browser.

Can I get these rates from BankPlus today?

Not from this page. These are medians of loans that already closed, under those borrowers' credit profiles, loan sizes, discount points, and lock dates. To learn your own number, apply and get a Loan Estimate, which federal rules require within 3 business days and make close to free.

Why might BankPlus's medians differ from the county median?

Partly pricing, partly customer mix. The public HMDA file contains no credit scores, so a lender serving stronger-credit borrowers, larger loans, or borrowers who paid points will show different medians than its neighbors at identical pricing.

Where does this data come from?

The FFIEC's public HMDA Modified Loan/Application Register, the loan-level data nearly every mortgage lender must file each year, filtered to originated, first-lien, owner-occupied, non-business, non-reverse loans, in county groups of at least 5.
